Can Exterior Wall Paint Solve Problems Such As Mold and Efflorescence on Walls?

In daily life, we often meet problems such as mold, dampness, or peeling paint on walls. We also hear, “Do you have waterproof wall paint?” or “My wall is wet, what paint can solve this problem?” arise. People hope to solve these issues by buying “waterproof wall paint.” However, dampness or efflorescence on the wall often indicates the presence of moisture inside the wall,  sometimes this not necessarily a problem with the paint itself. While exterior latex paint has waterproofing and protection function, it’s not a professional waterproofing material.Simply using exterior paint is far from sufficient and cannot solve description wall problems. Wall paint is more like an “outer coat,” providing some protection but not addressing the root cause. To completely resolve the issue, the key is to find the cause of the wall problem: “block the source of moisture first, then treat the surface.”

. Why Can’t Exterior Latex Paint Solve Dampness and Efflorescence?

Efflorescence is a very common problem on building walls. First, it’s important to understand its cause: alkaline substances in the wall (mainly from cement) dissolve in water and migrate to the surface with the moisture. After the water evaporates, these alkaline substances crystallize and precipitate, forming a white powder. Common symptoms include: white powdery substances on the wall; uneven color; and peeling of newly applied paint. If you directly apply exterior wall paint on the wall with efflorescence, it may look normal and no show any problems for a short time, but as internal salts continue to precipitate, the coating may still be damaged. Therefore, the root cause of efflorescence is water. While exterior wall paint has some water resistance and rain streak resistance, it mainly solves ”surface problems.” Its function is to decorate and protect the surface wall, not to form an indestructible structural waterproof layer.

Exterior wall paint cannot prevent continuous dampness inside the wall, nor can it withstand the long-term water pressure penetration that the exterior wall experiences. As we said earlier, its “waterproofing” more refers to water resistance and moisture prevention, rather than the ability of professional waterproof coatings to resist liquid water penetration. Therefore, applying wall paint directly to the wall that has already experienced efflorescence due to leakage is like painting a wet box; the moisture remains inside, quickly damaging the paint surface again and causing peeling and flaking.

.The Causes of Damp Walls are More Complex than You Think

Many people, seeing damp walls, they think that must buy waterproof wall paint. However, there are many reasons for damp walls, I list some common reasons, as following:

① High Moisture Content in the Substrate

If the substrate isn’t completely dry, even if you do waterproofing layer, the internal moisture will still carry alkaline substances outwards, causing efflorescence and whitening inside on waterproof layer surface. Generally, the substrate moisture content should be below 10%, and the pH value below 10 before application.

② Highly Alkaline Substrate

If high-alkali cement was used, or the wall itself contains too much alkaline material, and the sealing primer isn’t strong enough, the alkali may seep out.

③ Water Source Not on This Side

This is the most easily overlooked fundamental problem. If the water source is from the other side of the wall (e.g., external wall seepage, leaking bathroom next door), and your waterproofing is only done on the indoor side (the side away from water), water will still seep in from the inside of the wall. This is like “opening an umbrella when it’s raining outside”—it only treats the symptoms, not the root cause.

④ High Humidity Indoor

In some tropical or humid regions, the air humidity is high, making it easy for mold to grow on walls. In this case, in addition to choosing wall paint with good moisture-resistant and mold-resistant properties, it is also necessary to improve the ventilation environment.

V. Solve Efflorescence on Damp Walls Steps:

The generally accepted principle for treating efflorescence on walls is “cut off the water source first, then treat the surface.”

Step 1: Cut Off the Water Source (The Most Fundamental Step)

First, the source of moisture must be found and sealed. This usually require professional waterproofing treatment on the water-facing side of the wall (such as the exterior of the wall).

For example, In a Shanghai residential community, the exterior walls of an old building suffered from severe leakage. The final solution was to add a layer of cement polymer waterproof coating to the outer surface of the red bricks, forming a dense waterproof membrane. This is exactly the same role that professional waterproof coatings play, as discussed earlier.

Step 2: Cleaning and Base Treatment

Thoroughly remove the damp, peeling, and powdery coating, as well as the white frost caused by efflorescence, until the solid base layer is exposed. Clean the wall surface with diluted oxalic acid or white vinegar solution to neutralize any remaining alkaline substances, and allow the wall to dry completely.

Step 3: Constructing a Structural Waterproof Layer (Solving the “Water” Problem)

After treating the substrate, apply a layer of waterproof coating (choose suitable waterproof coating based on your wall situation). It can forms a continuous, dense, and relatively thick waterproof membrane, its function being to prevent liquid water from seeping into the wall under pressure. It is also the foundation of the entire system and the core of solving the “water source” problem. Furthermore, the waterproof coating must be applied directly to a solid cement mortar substrate and bond firmly to it. If putty before waterproof coating is applied, the waterproof coating will not bond tightly to the wall substrate, its anti-seepage effect will be greatly reduced, and it may even separate from the wall due to insufficient putty strength.

Step 4.Waterproof putty: fine leveling and crack resistance (solving the problems of “flatness” and “micro-cracks”)

After waterproof coating dry, apply waterproof putty on waterproof layer, provides a smooth, fine, and solid base for the final wall paint. Its “waterproof” function refers to its water resistance, non-powdering, ability to resist moisture erosion, and its resilience to cover minor cracks in the wall. It must be applied after the waterproof layer has completely dried and formed a film. Because putty is essentially a cement-based or gypsum-based material, if applied to a waterproof layer with standing water or that is not fully dried, it will crack and peel off due to rapid water loss or poor bonding with the waterproof layer. Its primary function is not to block water, but rather to act as a bridge between the two layers.

Step 5: Sealing Primer: Sealing the Substrate and Enhancing Adhesion (Solving the Problems of “Alkali” and “Adhesion”)

This is an extremely thin sealing layer. Its function is to penetrate into the capillaries of the putty layer, reinforcing the putty substrate and sealing tiny pores. Its core function is alkali resistance, preventing any alkaline substances that may remain in the putty layer from leaching to the surface with moisture. It also enhances the adhesion of the topcoat. It must be applied after the putty layer has been sanded smooth and completely dry. Applying the primer directly to the putty maximizes its penetration and sealing effects. If the primer is applied before applying the putty, or if the primer is omitted and the topcoat is applied directly, alkaline substances and moisture from the underlying substrate may penetrate the topcoat, leading to discoloration and efflorescence.

Step 6: Providing Decorative Effects (The Aesthetic Factor)

This is the most direct function of the topcoat. It’s responsible for providing the final color, gloss, and texture of the wall. Whether you want a creamy, wabi-sabi style, or simply choose a favorite color, it’s all achieved by the topcoat. It resists minor everyday bumps and stains. For exterior walls, the topcoat also protects against UV rays, wind, and rain, preventing fading and aging.

So, when dealing with damp walls and efflorescence, exterior wall paint is more like a “mask” than a “medicine.” It protects the healthy surface of the wall but cannot cure internal damage. A long-term solution should be a combination of: a professional waterproof layer (water treatment) +waterproof putty+ an alkali-resistant sealing primer (alkali sealing) + a high-quality exterior wall paint (topcoat). Exterior wall paint is an excellent building protection and decoration material, but it is not a panacea for waterproofing. For problems like damp walls, efflorescence, and leaks, the root cause must first be identified before choosing a suitable construction method.

The correct construction method is usually: remove efflorescence from the wall; keep the substrate dry; apply an alkali-resistant primer; and then apply the exterior latex paint. The alkali-resistant primer is crucial in the entire system; it improves adhesion and reduces the impact of alkaline substances on the substrate on the topcoat.
